Dan Steelhammer provides a broad base of real estate services throughout Central Oregon. Whether you have property to sell or lease, or whether you are a Landlord or a potential Tenant, Dan can help and he will have your best interests at heart.
Dan is a native Central Oregonian, a graduate of the University of Oregon (BS Finance 1978) and University of Oregon School of Law (JD 1981). He practiced law for 15 years prior to obtaining his real estate license, with 12 of those years in Bend. He cut his legal teeth in the foreclosure boom of the early 1980s. While primarily a litigator, Dan also worked on trial and appellate matters involving complex real estate transactions and business litigation. Dan is no longer an active attorney, but finds the training serves him well in practically every aspect of real estate. Dan obtained his real estate license in 1997, and since 2000 has focused his activity on commercial real estate. Dan has taken extensive class work in financial analysis, lease terms, negotiations, property management and marketing.
Dan has sold all specialties of commercial real estate throughout Central Oregon: individual residential lots and subdivisions, industrial sales of raw land, lots and improved buildings large and small; sales of office buildings, including medical offices; sales of retail buildings; sales of multifamily properties from duplexes to large complexes; medical clinics; development land; redevelopment projects and the like. He has leased, either as tenant representative or leasing agent, office, retail, industrial and medical office spaces. In addition to being proactive in his approach to developing transactions, Dan’s background allows him to avoid potential liabilities for his clients that other brokers may not see.
Dan has previously represented REO property held by several financial institutions. He has represented the City of Madras in Right of Way acquisitions, and currently represents the Madras Redevelopment Commission in sale of excess properties. He represented Prineville Medical Clinic in the disposition of their former 13,860 square foot clinic facility, including oversight of full environmental assessments. He has negotiated leases for The Community Clinic of Bend and for the Community Clinic of Madras, both now known as Mosaic Medical. He has acquired properties on behalf of the Bend La Pine School District and the Culver School District, and represented Housing Works, the local Housing Authority, in the acquisition of an apartment complex with a value in excess of $5,000,000. He recently represented the Deschutes Public Library in obtaining their lease for approximately 8,000 feet for their new East Branch.
Dan’s experience and knowledge of the markets make him uniquely qualified to represent troubled properties and assist in workout negotiations with lenders. Not only can he effectively market and close sales of property, he can make presentations to boards, trustees or Special Asset managers providing progress and activity reports and analysis. Working with transactions involving all nature and condition of properties has given him experience that enables him to take appropriate steps to preserve assets, interact with tenants, help engage contractors and subcontractors to maintain or improve asset values, all while identifying and reaching out to potential investors and selling them on the benefits of the client’s property.
The Windermere Commercial team allows clients to take advantage of the largest network of brokers in the western states. Our marketing reach is extensive and stretches far beyond the Central Oregon area with a national and regional exposure. We network with active commercial brokers outside our region who are seeking investment properties for their clients. In addition, our in-house property management division allows “one-stop” service. Dan is an active member and former Board Member of the Commercial Investment Division of the Central Oregon Association of Realtors. He is also past President, and past Board Member of the Central Oregon Rental Owners Association, for which he continues to conduct the annual rental survey. He has held numerous positions with and is a Past President of the Rotary Club of Bend-Mt. Bachelor. Dan is lucky to be married to his wife Jill, an elementary school teacher. They have three outstanding children, Henry, Tom and Molly. He enjoys all the many blessings Central Oregon can bestow on its residents, including fly fishing, boating, skiing and biking.
